What are floorplan services?

Home measurement services are just what they sound like: Based on your needs, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a floorplan service, a certified appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like stairs, hallways, and pantries. They might draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total living area of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Property taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — which means you may be paying for more space than you have! Unless a certified appraiser has recently completed a valuation on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A measurement service can secure a fair price for your house. Living space is one of the biggest factors potential buyers examine when purchasing a house — but since these values are frequently approximated rather than properly measured, your property listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your home, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service executed by a certified appraiser (after any renovation that might have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that appropriately reflects true market value, we recommend seeking a floorplan service for the property. Your clients, and potential buyers, will appreciate your eye for detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested because they can see the layout and characteristics of the home before and after a tour.
